According to the NAR Profile of Buyers and Sellers, over 50% of consumers found the home they would eventually purchase on-line. Here are some ideas on how you can make sure your listing is internet-search ready:
Realtor.ca – The primary resource for home hunters in Canada is Realtor.ca.
In addition to accurate data on the features and specifications of a home, make sure these items are taken care of:
Photos – Use a professional. Great photos can increase traffic to your listings by over 1500%. Most buyers will not request showings on listings that have poor quality photos.
Comments – Be unique, be compelling. Describe who the perfect person is for this home and the lifestyle they would live.
Location – A huge number of searches are happening on interactive maps. If your postal code is incorrect, or you have not verified the map location properly, dozens of potential buyers may miss your home.
Price – By pricing using the $xxx,900 strategy ($499,900) you will miss the bottom end of buyers searching for specific ranges ($500,000 – $550,000). Searches that include the outside values of a search range (a price of $500,000 will show up in a search of $475,000 – $500,000)
Google Ad Words – Use this to target specific keywords that your ideal buyers may be searching for. Track the results and adjust often.
Kijiji.ca – Another inexpensive platform that can be used to write compelling ads. These can also be promoted with little additional cost.
IDX Agreement – Simply by listing on the MLS®, your property will syndicate to every Calgary real estate site that has an IDX feed. This means your listing will be on hundreds of sites instantly.
Mobile Devices – Ensure your website is friendly for mobile devices. More and more searches are happening from smartphones and tablets.
